Mortgage & Loan Calculators

25 tools in this collection — free, instant, and private in your browser.

Mortgage and loan calculators help you understand the true cost of borrowing before you sign anything. Interest rates, loan terms, down payments, and fees interact in ways that are not obvious from a single monthly payment figure. These tools unpack the math so you can compare options, plan your budget, and avoid surprises at closing or over the life of the loan.

The foundational Loan Calculator and Loan Amortization Schedule Calculator show how each monthly payment is split between principal and interest, and how that ratio shifts over time. Early payments are mostly interest; later ones mostly principal. Seeing the full schedule helps you understand what making extra payments really accomplishes, which is exactly what the Extra Mortgage Payment Calculator quantifies.

Specialized calculators address specific loan types and strategies. The FHA Loan Calculator adds mortgage insurance premiums that conventional loan tools omit. The Bi-Weekly Payment Calculator shows how paying every two weeks instead of monthly results in one extra full payment per year, trimming years off a 30-year mortgage. Adjustable-rate tools like the 10/1 ARM Calculator model what happens when the rate resets after the fixed period ends.

For home equity and real estate investors, the HELOC Calculator, Home Equity Calculator, DSCR Calculator, and After Repair Value Calculator cover the numbers behind refinancing, rental property financing, and fix-and-flip projects. The Closing Costs Estimator and Combined Loan-to-Value Ratio Calculator fill in gaps that lenders often gloss over in early conversations.

Start with the basic Loan Calculator to get a payment estimate, then use the Affordability Calculator to check whether that payment fits your income. Use the Down Payment and Down Payment Savings calculators to plan how long it takes to accumulate the upfront cash you need. For refinance or equity decisions, move to the HELOC or Home Equity tools.

Frequently asked questions

What does an amortization schedule show?
An amortization schedule lists every payment over the life of the loan, showing how much goes toward interest and how much reduces the principal balance. In the early years of a standard mortgage most of each payment is interest. As the balance falls, the interest portion shrinks and more of each payment chips away at principal. The schedule also shows your remaining balance after each payment.
How much does making one extra mortgage payment per year actually save?
On a typical 30-year fixed mortgage at around 7 percent, one extra annual payment can shorten the loan by four to six years and save tens of thousands of dollars in interest. The exact savings depend on your loan balance and rate. Use the Extra Mortgage Payment Calculator with your actual figures to get a precise projection.
What is the difference between LTV and CLTV?
Loan-to-Value (LTV) compares a single loan to the appraised value of the property. Combined Loan-to-Value (CLTV) adds up all loans secured by the property, including a first mortgage and any home equity line of credit, then divides by the value. Lenders use CLTV to assess total risk when you already have existing debt on the home.
